Phil Wagner – Managing Partner, Trimark Properties
Working as a partner in an extremely successful niche real estate market was not Phil Wagner’s first career path. From 1991 to 2004, Phil worked at Paradigm Properties in Gainesville, FL, learning more of the operational and investment side of real estate. Phil changed his path when he accepted the position of Managing Partner at Trimark Properties, a risky move since Phil sacrificed his previous equity to start anew. This strategic move was profitable, as it gave Phil the opportunity to turn years of hard work and dedication into becoming a real estate expert in Gainesville, FL.
What are your favorite books?
The book I most recommend at the moment is Soar with Your Strengths: A Simple Yet Revolutionary Philosophy of Business and Management. The authors, Donald O Clifton & Paula Nelson, are purely motivational by explaining how we can be our best by focusing on our strengths instead of weaknesses.
What’s your favorite type of food?
I really enjoy eating sushi, and Gainesville has a few great places to go, including one of my favorite places, Dragonfly, a gourmet sushi restaurant.
What can you look forward to in the future?
Right now Trimark’s portfolio is mostly multifamily units, but our future includes an increase in commercial and real estate development here in Gainesville. I am excited about diversifying into commercial real estate in the future years.
What’s your favorite thing about working in your industry?
I enjoy the constantly changing aspects of the multi-family housing market, forcing our team to adapt our efforts each year so that they match the needs of our residents.
I also enjoy being able to work with the best and brightest people in the industry. I believe that our staff at Trimark comprises some of the best leasing, marketing, and maintenance teams in real estate. These people are not just the best staff in Gainesville but have the ability to compete on a national level as well.
What are you most proud of?
I love all of our apartment complexes, but I’d have to say that Savion Park Luxury Apartments has excelled beyond expectations.
Savion was built in an area previously undeveloped, with a mix of affordable student housing as well as a storm drain. We transformed the nondescript area into a beautiful landscape, also turning the storm water basin into happy wheels demo a park.
The park now offers a well-lit jogging path, professional landscape maintenance, and a water fountain. Our design and architecture teams were wonderful and innovative, shown by the beautiful floorplans inside Savion Park. One apartment has floor-to-ceiling windows in the living room, complete with a wraparound balcony that overlooks the pond.
There are no other properties like this in Gainesville or even North Florida. Savion is in high demand, quickly becoming one of our most popular apartments.
